This city villa with only 8 apartments (passenger elevator) and an underground car park with individual parking spaces was built in the very southwest of the city in a green, grown environment. The building and the apartments that have already been sold were completed in 12/23

Our buildings are constructed exclusively with climate-neutral 36 cm thick thermal insulation bricks and natural mineral plaster. This gives you an optimal living room climate, supported by decentralized living room ventilation + heat recovery.

Optimized operating costs:: the building is constructed as a kfw55 efficiency house with a final energy requirement of only 10.3 kwh (m²a).

The energy is provided by an air/water heat pump in conjunction with solar thermal energy on the roof; the heating usually does not have to be put into operation in summer.< /p>

The hot water is prepared via a buffer tank with external apartment transfer stations with a fresh water system based on the continuous flow principle - the advantage is that no legionella tests are necessary as there is no hot water in the pipes.

By bike you can be in the countryside in fifteen minutes. In addition to the clinic, the gene center, the university and other companies have settled there in recent years. All everyday shops are only 300m away.

Various bus connections offer connections to the subway or S-Bahn. The subway (Haderner Stern) takes you to the city center in just 12 minutes.

About Us

For 33 years, “CREATIV - HAUS” has only built smaller residential complexes or family houses in selected good locations in and around Munich. We attach particular importance to sophisticated architecture, high-quality building materials and the latest heating technology.

We work exclusively with craft companies from Munich and the surrounding area and have generally been doing so for many years. We award all work directly without a general contractor; everything is coordinated by our technical manager.

In addition to very high quality construction and outfitting, it is important to us to also incorporate the individual wishes of our customers into the planning.
