High-quality villa apartments at Lake Starnberg
– with views to the water
EDITION AM07, a high-quality multi-family villa apartment complex featuring sophisticated architecture is being built in a prime Starnberg location. This new build villa includes a lift and underground car park and houses just six spacious residential units that open out towards Lake Starnberg via elaborately glazed sun terraces and loggias. The Project
Welcome Home
EDITION AM07 is a high-quality multi-family villa apartment building featuring contemporary architecture. The property roster includes two garden apartments with large private gardens, two terrace apartments with spacious loggias and a luxurious penthouse that extends over the entire upper floor. Wherever technically possible, all living areas are designed barrier-free. A spacious elevator connects all residential units with the underground car park and uppermost level.
The condominiums feature flexible floor plans and 4 to 7 rooms each. Depending on your requirements, residential units can be merged (e.g. to form a two-storey maisonette). Extra large and high-ceilinged rooms with living areas of around 174 m² to around 415 m² provide a generous feeling of freedom. Of particular note are the sun terraces facing the lake, which offer wonderful panoramic views of Lake Starnberg. The main terraces are barrier-free accessible and fitted with floor-to-ceiling glazing and sliding doors.
The living areas include a living room, dining room and kitchen as well as spacious terraces and loggias that open out over the spacious park-like property towards the lake. At least three spacious underground parking spaces are available for each residential unit. Lockable bike storage for high-quality bicycles and connections for electric charging stations (e-cars and e-bikes) are part of the basic outfitting of H-I-M Villenbau properties.

Our park-like property is only a few minutes' walk from the centre of Starnberg and has a private path that allows a shortcut to the lakefront. In the town of Starnberg, the relaxed flair of a holiday region meets upscale lifestyle. With just under 23,000 current inhabitants, Starnberg offers all the amenities of urban life – from cultural events, select shops and fine restaurants to renowned educational institutions such as the international school at Buchheim Castle. Magnificent villas adorn the townscape and the banks of the lake. A marina offers private yacht owners a "gateway to Lake Starnberg" while a diverse gastronomic scene and public bathing areas invite you to enjoy the day or relax at sunset with views of Lake Starnberg along the beach promenade.
Those who are drawn to the big city enjoy direct public transport connections to Munich city centre from the town's centrally located S-Bahn train station. In winter as in summer, Starnberg is the ideal starting point for outdoor activities in the mountains: the drive to Garmisch only takes about half an hour.

High-quality materials are used for the interiors of this new build project, allof which can be selected by the owners of the respective apartment – from the choice of parquet, tiles or natural stone for flooring, through to the format and design of the interior doors and the outfitting of the wellness spa-style bathrooms. Floor plans of the villa apartments can also be individually adapted to your personal living requirements. The living areas can be equipped with an open or a closed kitchen. The private rooms include a master bedroom with dressing room and a wellness bathroom, within which a sauna can be integrated if so desired. The installation of open or closed fireplaces as well as the installation of complex lighting design concepts or intelligent KNX smart home technologies is also possible.

ROOM HEIGHTS
Room heights are around 2.70 metres on the standard floors and approx 2.7 to 3.9 m in the penthouse.
INTERNAL DOORS
High-quality, carpenter-crafted matte-white wooden doors are installed with flush-fitting frames, stainless steel handles and concealed hinges. FLOOR COVERINGS
All living and recreation rooms as well as apartment hallways are fitted with real wood parquet floors from exclusive manufacturers (e.g. ADMONTER, FENDT), preferably executed in oak, walnut or wenge. Timber planking or elaborate inlaid patterns such as herringbone are also possible. Tiling or fine natural stone in various formats - preferably 30 x 60 cm – is laid in kitchens, bathrooms and toilets.
WINDOWS
All living room windows and balcony doors are of high-quality wood-aluminium construction. Internally they are made of wood-framed in fine wood, externally they are made from weather-resistant, stable aluminium in fine anthracite tones. Large-format sliding doors open the living areas out to the main terraces, creating almost barrier-free, spacious unity between indoor and outdoor areas.
INTERIOR OUTFITTING
The interior outfitting of our residential properties is conducted according to your special requests, e.g. with floor-to-ceiling interior doors or tailor-made kitchens and wellness bathrooms from renowned brand-name manufacturers.
SANITARY OUTFITTING
White washbasins with comfortable storage space and wall-mounted toilets from well-known designers, such as Duravit or VILLEROY & BOCH. High-quality design lines (e.g. from HANSGROHE or equivalent brands) are used for the fittings. The shower areas are ground-level and generously dimensioned.
SURFACING
The look of the facade is enhanced by plasterwork variations which blend in harmoniously with the surrounding neighbourhood's development. Parts of the facade are implemented with natural stone. Execution according to the architect's specifications.
BUILDING TECHNOLOGY
For ecological and economic reasons, a combined heat and power plant is used to supply low-temperature underfloor heating. This innovative technology not only generates heat, but also electricity that supplies your own home (general electricity) and feeds surplus into the general power grid. Construction is carried out according to the valid DIN 4108 "thermal protection in building construction" standards and the currently valid energy saving regulations (EnEV 2016). Evidence is provided in accordance with the statutory provisions (based on a requirement calculation) in the form of an energy certificate.
SECURITY
Burglar alarm systems are installed in all apartments for the special security of the residents.
ELECTRICAL SYSTEMS
Extensive electrical outfitting is present in this project. The clear-line E2 series from Gira was chosen for the switch range. Electrosmog is mitigated by zone-controlled automatic shutdown (e.g. when there is no power consumption required in the master bedroom).
SOUNDPROOFING
Good sound insulation is an important criterion in our high-quality villa construction. Taking the right measures and taking them into account during construction is therefore a priority for us. You can find detailed information and technical specifications in our building description.

Open space planning and landscaping of the private gardens is carried out by our architects.
