Project description
Life and living in harmony
Two apartment buildings, one guiding idea: our very personal residential duo in Weißensee. Become enchanted by these 21 individualised condominiums at a prime location in Berlin's Komponistenviertel.
No matter how boldly the heart of Berlin beats and how much we love it, we all need a little island of peace every now and then. A door to close behind us to keep the noise out. A space inside that opens up and allows us to be ourselves.
This twinned new build in the quiet Komponistenviertel ("Composer's Quarter") impresses with its harmonious rendering of architectural allusions that perform a duet with the Wilhelminian-style houses in the neighbourhood. The five-storey front building directly links up with the adjacent building to the left.
The façade design is characterised by large-format casement windows and sculptural surrounds which extend protective cover over the glazed frontages. Balconies and terraces shape the courtyard's formal structure, while the courtyard itself invites you to linger a while with well-structured, playful seating areas, integrated green spaces and a playground.
The garden house to the rear also adapts to the development of the neighbourhood. This five-storey residential building stands next to a four-storey extension, which allows for generous roof terraces in the upper apartments. Balconies and terraces face the courtyard and extend from the east side of the building. On the ground floor, terraces open up to the outside with private garden areas.
Outfitting
Large, double-winged French doors and clear ceiling heights of at least 2.75 m in the main living areas provide an under-the-sky ambience to each of these 21 individually designed apartments. Loggias, balconies and terraces face the courtyard, turning away from the hustle and bustle of the city and towards the life of the household community.
Well-being is the keyword: individual-room-controlled underfloor heating systems and parquet flooring create a comfortable living experience. A district heating connection, modern energy standards (construction is in accordance with EnEV 2016 standards), triple-insulated wood-framed windows and a sophisticated ventilation concept combine comfort with environmental consciousness.

Location
The Komponistenviertel, with its heritage collection of Gründerzeit buildings and small commercial courtyards, is located between Berliner Allee and Weissensee's Jewish cemetery. This is the largest preserved Jewish cemetery in Europe with 116,000 tombs, listed as a historical monument and is worth a visit. Artists have settled in some former industrial estates, while others remain home to a living tradition of craftspeople and artisans. Small cafes and restaurants such as "Bistro happa happa", "süße Flora" or "Mandelbaum" invite you to get to know the neighbourhood through good food and drink. The surrounding area offers everything for your daily needs, from small neighbourhood shops to the denser infrastructure along Berliner Allee. Everything is within walking distance: pharmacies, banks, bakeries and supermarkets. Several elementary schools, daycare centres and playgrounds make the Komponistenviertel the ideal centre of life for families. Public transport is also excellent: tram and bus (M4, M13, 12 and bus 155) are only a few hundred metres away, offering quick and punctual travel in the direction of the city centre and S-Bahn train stations.
