Die Kolonnaden - Ihr Zweitwohnsitz in den Privaten Residenzen Heiligendamm - hohe Denkmal-AfA
Heiligendamm is a special place. Not only its history as Germany's first seaside spa, but also the beautiful architecture right on the sea, the untouched nature, the healthy climate and the diverse sports, cultural and children's program impress every owner and guest. Heiligendamm offers exclusive housing for people who are looking for the true luxury of today: peace, relaxation and time for activities.
Heiligendamm offers the most beautiful prospects for purchasing a private residence. In addition to beach life, there are a variety of water sports options and a varied range of golf, tennis and horse riding. There is also an attractive spa and fitness program at the Grand Hotel Heiligendamm. If you don't just want to do something for your body, but also for your mind, you can take part in the challenging cultural events. Heiligendamm also has a lot to offer in terms of cuisine, for example the MEDINIS restaurant.
The quick accessibility via the motorway or by plane means you can visit spontaneously at any time.
Heiligendamm is the ideal place in all four seasons for those looking for a private residence directly on the Baltic Sea with the service of a 5-star hotel.
Heiligendamm with the eight classicist guesthouses directly on the sea against the backdrop of the beech forest is being brought back to life. Each villa is a gem in itself and the architecture of the villas is a luxurious mix of tradition and modernity.
The reconstruction will be carried out according to the original historical plans and taking into account the monument protection requirements. Each lodging house has five to eight condominiums with living spaces ranging from approx. 70 m² to 215 m². All apartments have a direct view of the Baltic Sea and are equipped with balconies, terraces or a roof terrace.
The residents of the ensemble have access to an exclusive concierge service which, upon request, can organize the following services individually: housekeeping, room service, baby and dog sitting and shuttle service. As a “gated community”, the ensemble has a 24-hour security concept.
The regulations in the development plan allow the apartments in the Heiligendamm Private Residences to be used both as a private leisure or primary residence and to be rented out as a holiday apartment.
The Villa Klingler is being built as a new building in the southern part of the ensemble. Based on the design language and structural elements of the historic buildings, it blends harmoniously into the overall work of art of the ensemble with its ornaments, window crowns and cladding. The architecture developed in the 19th century is the basis and aesthetic expression of this building.
Only high-quality materials were used in the construction of Villa Klingler: including valuable coverings for the floors, natural stone in the bathrooms and high-quality interior doors. In this guest house, too, room heights of more than three meters create the framework for a prestigious ambience.
A remote-controlled gas fireplace and fiber optic cable for a high-performance internet connection are also included.
A passenger elevator between the storage rooms on the second basement floor and all residential levels ensures the greatest possible comfort.
Each apartment has a high-quality fitted kitchen, built-in cupboards and underfloor heating as well as lattice windows made of selected wood with thermal insulation glazing.
Fencing, access control and discreet video surveillance of the ensemble designed as a “gated community” also secure the apartments in this building.
The architect August Rathsagg got suggestions and ideas for the “Villa Hirsch” around 1860 from the most important architect of the Italian late Renaissance, Andrea Palladio.
The “Villa Hirsch” completed the unique development of the Pearl Necklace in 1862 as the crowning glory. The 162-year-old beauty impresses with its entire architecture, the beautiful loggia with cast-iron canopy and rich decorations.
The renovation of the "Villa Hirsch" will create six spacious apartments on three floors with living space between 108 and 120 m². Each with breathtaking panoramic views and two 2 balconies or terraces. Five stylish guest apartments will also be created in the basement.
Let yourself be enchanted by the uniqueness of every property in the ensemble of private residences in Heiligendamm.
In the immediate vicinity of the “Grand Hotel Heiligendamm”, eight lodging houses were built from the middle of the 19th century in which guests could stay directly by the sea. After the completion of the Pearl Necklace, a building was built behind the Greif, Möwe and Seestern villas in a new architectural style for Heiligendamm: the colonnades.
In the Wilhelminian era, the German bourgeoisie achieved prosperity and wealth. This development did not stop at Heiligendamm. While the demands of guests in Heiligendamm were originally limited to nature, lake, art and forest, shopping opportunities and services that were quickly accessible were now also in demand.
In order to create space for several sales and service shops, the approximately 50 meter long, two-story plastered building was built with its front row of Doric columns and its flat gable roof. The architectural style is characterized by the colonnade, which was already in place in the second half of the 5th century BC. can be found in Greek architecture. The classicists of the 19th century adopted this style. It is probably the most important architectural element on the colonnades completed in 1874.
The colonnades became an essential part of Heiligendamm's infrastructure. There was a bookstore, a fashion store, smaller restaurants, a perfumery, a hairdresser, a bath products store and a few other shops located here. Strolling through the shops made Heiligendamm come alive.
It is important to us to preserve the structure of the colonnades and to renovate them carefully. This primarily affects the external appearance with the colonnade in front, the horizontal profiles and the surrounding cornices. All windows and doors will also be rebuilt and replaced in wood and in accordance with the historical look in terms of shape, size and profile.
On a total area of around 4,000 m², nine townhouses with 3 to 5 bedrooms and bathrooms on living space between 290 and 470 m² are being built in the colonnades. As part of the renovation, the building will have a complex basement and a room level and open spaces on each floor will be added to the south side. Spacious roof terraces are being created on the roofs.
The “Colonnades” are part of the listed building group or overall complex of the Heiligendamm monument area and enjoy so-called ensemble protection. As a buyer, after purchasing a guest house in this building, you have the option of increased depreciation of the renovation costs as part of the “Monument Depreciation”.
