Architecture

The architecture is carefully integrated into the environment. These modern apartments convince with their successful combination of light, exclusivity and optimal use. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colours, shapes and materials are harmoniously coordinated.

Construction

The building will be constructed using solid masonry and meets all the requirements of EnEV 2016. Foundations and floor slabs are concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete and upper floor slabs consist of reinforced concrete slabs. The staircases are also made of reinforced concrete and are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. The building entrance system consists of light metal profiles and doors with double-glazed safety glass fitted with an electric door opener/closer/holder system.

Outdoor area

The driveways and sidewalks are paved. The remaining land lot is sown with lawn. Single trees and shrubs are planted.

  • The windows for the ground floor apartments and the windows for the balconies on the 1st floor are fitted with burglar-resistant devices.
  • All windows have electrically operated external venetian blinds made of powder-coated aluminium.
  • Bathroom windows are made of satined glass.
  • Sound-absorbing apartment entrance doors have wide-angle spyholes. A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
  • The bathrooms and toilets are tiled room-high. Acrylic bathtubs, and amenities in colours of your choice.
  • The shower area is tiled flush with the floor with a drainage channel and tile recess. The showers have a clear glass shower enclosure.
  • Modern ceiling spots are installed above the vanity unit with a large-format mirror surface.
  • The living and sleeping areas are fitted with parquet including a matching skirting board. Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and finished in white.
  • The apartment is equipped with a multimedia distribution box and a large number of electric switches and sockets. Telephone connections and TV cables of your choice.
  • A combined heat and power unit and a condensing boiler will be installed as a compact energy centre for generating heat, hot water and electricity. The apartments receive a demand-driven exhaust air system in accordance with DIN 1946.
  • The rooms are heated by comfortable underfloor heating. Heat and water consumption is measured individually per apartment. The temperature is controlled individually in each room.
  • A basement room belongs to every apartment. Two washrooms and a common room are available for residents.
  • Two passenger elevators, each for up to 8 people, connect all floors of the complex with each other. The elevators are accessible from the building entrances and each residential floor.
  • To increase your security, access from the underground car park to the house is secured with an alarm.
