Centrally located in the city center of Wiesbaden is Carl-Bender-Straße in the Dotzheim district. Good transport connections as well as all amenities for daily needs, kindergartens, schools and doctors of all disciplines can be found in the immediate vicinity.
The project
The architecture
The building is integrated into its surroundings with a lot of feeling. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with fine divisions is underlined by the transparent balcony parapets. Colors, shapes and materials are harmoniously coordinated.
The construction method
The building is constructed of solid masonry construction and meets all requirements according to the Building Energy Act 2024 (GEG 2024). Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor ceilings are made of reinforced concrete. The floor stairs are also made of reinforced concrete. They are topped with polished granite steps. A thermal insulation composite system (ETICS) is applied to the external masonry.
The house entrance system made of light metal profiles and insulated glazed door made of safety glass has an electric door opener as well as a door closer and door catch.
The outdoor area
The driveways and sidewalks as well as the garbage disposal area will be paved. The remaining area of the property will have turf. Solitary trees, shrubs and ground cover are planted.
The outfitting

- Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design.
- The windows in the ground floor apartments and the windows in the balcony area on the 1st floor receive burglary-resistant fittings.
- All windows, balcony and patio doors of the apartments in the vertical facade have electrically operated external blinds made of powder-coated aluminum.
- The bathroom windows in the facade are made of satin glass.
- The soundproof apartment entrance doors have a wide-angle peephole. For your security, a multi-point lock and a door intercom system with integrated video surveillance system are provided.
- The bathrooms are equipped with a bathtub and shower. The shower area is tiled at floor level with a drain channel and tiled trough. The showers have a clear glass shower enclosure.
- A large-format mirror surface is mounted above the washbasin system.
- The kitchens, bathrooms and guest toilets have tiled floors with matching skirting boards. The living and sleeping areas as well as the halls and hallways will have flooring based on a sample template, also with matching skirting boards.
- The ceilings and walls of the apartments are covered with woodchip wallpaper and painted white.
- The rooms in the apartments are heated with underfloor heating. The temperature is controlled individually in each room.
- The apartments have an electrically operated fireplace in the style of an open fireplace.
- The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cables of your choice.
- In each apartment, an exhaust air heat pump is installed in the utility room for hot water preparation for heating and ventilation. A photovoltaic system will be installed on the roof to generate electricity.
- Each apartment has a cellar room. A bicycle room is available for the residents of the house.
- Two passenger elevators, each for up to 8 people, connect all floors of the house. The elevators can be reached step-free from the basement level, the building entrances and the floors above.
- To increase your security, access from the underground car park to the house is secured by an alarm.
