Carl-Bender-Strasse in the Dotzheim district is excellently located in relation to the city centre of Wiesbaden. Good transport connections as well as all amenities for daily necessities, kindergartens, schools and doctors of all disciplines can be found in the immediate vicinity.
The project
Architecture
The architecture is sympathetically integrated into the environment. These modern apartments convince with their successful combination of light, exclusivity and optimal utility. The effect of the finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colours, forms and materials are harmoniously coordinated with one another.
Construction
The building will be realised in solid masonry and meets all requirements under GEG 2020. Foundations and floor slabs are concrete, while outer walls and load-bearing inner walls are made of sand-lime brick or reinforced concrete. The inter-floor slabs along with staircases consist of reinforced concrete. Staircases are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. Building entrance systems feature light metal profiles and double glazed doors made of safety glass with electric door opener/closer/holder.
Outdoor area
The driveways and sidewalks are paved. The remaining land is sown with lawn. Single trees and bushes are planted.
Outfitting
- Plastic windows with thermal insulation glazing are used. Fittings are one-hand turn-tilt or one-hand turn-type in a concealed design.
- The windows for the ground floor apartments and balconies on the 1st floor are burglar-resistant.
- All windows in the vertical facade have electrically operated external venetian blinds made of powder-coated aluminium.
- The bathroom windows are made of satined glass.
- The sound-absorbing apartment entrance doors have a wide-angle spyhole. A multi-point lock and a door intercom system with integrated video surveillance are provided for your security.
- The bathrooms and toilets are tiled up to door height. Acrylic bathtubs, amenities in colors of your choice.
- The shower area is tiled flush with the floor with a drainage channel and tiled recess. The showers have a clear glass shower enclosure.
- Modern ceiling spots are installed above the vanity unit with a large-format mirror surface.
- The living and sleeping areas are equipped with parquet including matching skirting boards. Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and finished in white.
- The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cables of your choice.
- A block-type thermal power station and a condensing boiler will be installed as a compact energy centre for the generation of heat, service water and electricity. The apartments receive a demand-driven exhaust air system in accordance with DIN 1946 standards.
- The rooms are heated by comfortable underfloor heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments are equipped with a hot-air fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
- A basement room belongs to every apartment. A laundry room and common room are available for the residents of the building.
- Two passenger elevators, each for up to 8 people, connect all floors of the residential building with each other. The elevators are accessible from the basement level, from the building entrances and on the floors.
- To increase your security, access from the underground car park to the house is secured with an alarm.

The history of Wiesbaden begins in antiquity. The city's hot springs were already known to the Romans.
