The municipality of Alfter, with around 23,000 residents, near Bonn is currently developing a new residential area called Buschkauler Feld in the Witterschlick district. amidst greenery, meadows, and fruit trees, a number of multi-family and single-family homes are being built here, including six semi-detached homes at Buschkauler Feld on 250 m² leasehold plots. each house has about 144 m² of living space, or even around 170 m² with a basement, offering plenty of room for larger families. on the spacious terraces and inviting gardens, families gather to dine, children meet up with their friends in the afternoon for playdates, and adults enjoy balmy evenings for cozy garden parties. these privately owned homes remain affordable because they are on leasehold plots that future homeowners only lease rather than purchase. this reduces debt, increases the equity portion, and generally makes financing more feasible by eliminating the land cost.
