We present “Betreutes Wohnen Grüne Mitte Brühl”, a new assisted living development designed for seniors and people with disabilities.

Located next to the central community park, the ground floor includes a spacious communal and meeting room, which will be open not only to residents, but also to the wider neighborhood and local clubs, associations, and citizens. It will also house a day care center, the new premises of the Triebskorn care service gGmbH, and additional space for medical practices or small businesses.

FWD Hausbau has already delivered two successful assisted living developments in Brühl, in Ahornstraße (2005) and Hauptstraße (2017). “Betreutes Wohnen Grüne Mitte Brühl” now addresses the growing demand for high-quality senior housing. The in-house basic services will be provided by Triebskorn care service gGmbH, which will also operate the day care center.

The development comprises 65 barrier-free senior condominiums with living spaces ranging from 48 to 131 m². Parking spaces are available in the underground garage. Thanks to age-appropriate design and the assistance concept, residents can remain in their own homes and retain their independence into old age. The services provided by Triebskorn gGmbH are a strong safeguard.

For buyers looking to invest or prepare for their own future needs, we offer a rental guarantee of 5 or 10 years. A sublease agreement guarantees rental income and organized property management.

Construction is scheduled to begin in mid-2024, with completion and handover in autumn 2026. We are pleased to offer this forward-looking and socially impactful project.

Concept

The “Betreutes Wohnen Grüne Mitte Brühl” residential development

All apartments in the building are designated for assisted living for seniors or people with disabilities. A use restriction is registered in favor of the municipality of Brühl.

Residency is available to individuals aged 60+ or with a certified disability of 50% or more. There are no restrictions on ownership.

The design by the architect is largely barrier-free in accordance with DIN 18040, Part 2 for accessible housing. For older or mobility-impaired individuals, this means easy access throughout the entire building. Additional comfort features include:

  • All floors and the underground garage are accessible by lift.
  • Sanitary and electrical installations are designed for seniors, including convenient placement of sockets, light switches, window handles, electric shutters, level-access showers, slip-resistant tiles, and in-unit washing machine connections.
  • Wide doors and ample movement areas provide freedom of movement for walkers and wheelchairs.
  • Large windows with low parapets allow in plenty of daylight.
  • Units along the access gallery have naturally lit and ventilated bathrooms.
  • A modern fiber-optic connection ensures high-speed internet access.
  • Each apartment includes underfloor heating and a terrace or loggia.
  • Every unit has a private basement storage room.
  • Visitor parking is available directly in front of the building.
  • All apartments can be customized with personal finishes and optional upgrades.

Inner courtyard

The attractively landscaped inner courtyard provides a peaceful setting for walks or casual chats with neighbors, with plenty of seating throughout the quarter.

Communal rooftop terrace

The rooftop terrace offers residents and guests a lovely spot for relaxation, with panoramic views of the quarter and the Rhine plain. During warmer months, it's the perfect place to enjoy the sunset in good company. Communal and meeting space

A community and meeting room on the ground floor will be open not only to residents but also to the wider neighborhood, local organizations, and citizens of Brühl.

A usage plan developed in partnership with the municipality of Brühl will be implemented by Triebskorn care service gGmbH, the operator and owner of the space.

A daily lunch service for residents and guests is planned as a central element. Other catering options will be based on local demand.

The room is divisible via a mobile partition, allowing multiple simultaneous uses. Facing the community square, it is designed as a central social space for both the quarter and the wider town of Brühl.

Also located on the ground floor are the day care facility and care center. A pharmacy and medical practice are also planned for the site.

The owner will furnish the communal area in line with the intended use. Visualized furniture represents a non-binding architectural suggestion.

The care concept

Expectations for senior living have evolved. Many people look forward to having more free time in later life – and want to use it actively and independently.

More and more seniors are choosing alternative living arrangements that allow them to retain independence in their own homes, while still having access to help when needed.

Assisted living offers privacy and self-determination combined with the benefits of a supportive community environment.

This includes:

  • Comfort and quality of life with verified support services
  • Security through access to professional assistance, even in times of illness
  • A residential community that fosters social connection and mutual care

Basic services

The core of assisted living is the basic service, which is a fixed part of this housing concept. It includes professional consultation, support in determining care needs, and community engagement coordination.

Activities for social engagement and enrichment are also part of the offering. A flat monthly fee covers the basic service, regardless of usage.

Services are provided by Triebskorn care service gGmbH, with whom a service provider contract will be concluded by the owners' association.

Optional services

Triebskorn gGmbH will also assist with optional care services, though residents may choose any provider they wish.

Optional services include nursing and elder care, medical treatments, domestic help, and emergency assistance. Charges are billed either to the resident or directly to the health insurer if covered.

On-site care services

The care service will operate both a day care center and a care station in the building.

Day care offers professional support during the day for individuals who return home in the evening. This enables caregivers to work and gives seniors the help they need to manage daily life.

With 20–25 spots, the day care center provides activities, relaxation areas, garden access, and home-cooked meals.
