The project
The residential complex consists of two parts of the building, which are connected to each other via arcades, and is being built on an approximately 3,000 m² hillside plot on Ölbergstrasse.
The garden floor of the residential complex is located at the level of the Christophorus Community buildings. There are two apartments with a small garden area, a beautiful common room with an outdoor terrace as well as the storage rooms for the apartments, further functional rooms and a side entrance to the residential complex.
The underground car park with 22 parking spaces disappears into the slope and is accessed from Lindenstrasse via the Christophorus Community property. Visitor parking spaces are located at the entrance to the underground car park.
On the ground floor there is a garden courtyard with the main entrance between the buildings. This can be reached from Ölbergstrasse via stairs or barrier-free via a ramp system. There is a stopping area for deliveries and short-term parking on Ölbergstrasse.
Eleven 2- and 3-room apartments with living spaces of approx. 56 to 80 m² are grouped around the garden courtyard. Due to the development on the slope, six apartments have a garden area. Another eleven identical 2- and 3-room apartments follow on the upper floor.
The recessed loft offers seven 2- and 3-room apartments with living areas of approx. 50 to 103 m², all with a roof terrace.
Buyers who purchase the apartment as an investment or as insurance for their own aging are offered a rental guarantee for 5 or 10 years.

Accessibility and residential comfort
The apartments in the residential complex are intended for assisted living purposes and are therefore subject to the corresponding usage restrictions. Moving into the apartments is contractually possible from the age of 60 or a disability level of 50%. There is no limit to the purchase of the apartments.
The residential complex has been designed by the architect to be largely barrier-free. DIN 18040, Part 2 for barrier-free housing is one of the planning principles here. Comfortable access to almost all areas of the house is a significant relief, especially for older or disabled people.
In addition, other important structural details have been implemented that are important for residenrial comfort, such as:
- All floors can be reached via an elevator.
- The plumbing and electrical installation takes into account the needs of older people, such as the sensible arrangement of sockets, light switches and window handles, electric roller shutters, the step-free shower area as well as non-slip tiles and the washing machine connection in the apartment.
- Generous door widths and optimal movement areas ensure freedom of movement, even with a walking frame or wheelchair.
- Large windows with low parapets allow plenty of light into the apartments. Kitchens and bathrooms are naturally lit and ventilated through windows.
- Each apartment has a terrace or balcony. Some apartments also have a small garden area.
- Each apartment is assigned a storage room on the garden level.
- A modern fiber optic connection enables future-proof broadband provision.
- Underfloor heating ensures even heat in the apartment.
- All apartments are sampled individually; special requests that deviate from the standard program are also possible. (see “Construction description”)
- The construction project will be built as a climate-friendly new building in the Efficiency House 40 standard.
- On the roof, a photovoltaic system supports the generation of electricity, which can be used to operate the heat pump systems.
- All vehicle parking spaces are “e-mobility ready” and therefore ready for electromobility.

Care concept
The older generation's expectations of living into old age have changed. For many people it is clear: “As we get older, we have more time for ourselves. We can use this actively and independently.”
Accordingly, more and more older people are interested in alternative forms of housing. They expect to lead an independent life within their own four walls. However, we also remain aware that, just like in all other phases of life, we humans are always dependent on help from others. No one lives on their own alone.
A senior-friendly apartment is a prerequisite for maintaining independent housekeeping despite age-related or physical impairments. The option of elective services allows everyone to get the help they need.
The wish to remain in one's own home until the end of one's life can be made possible as far as possible by offering outpatient care.
Assisted living combines the privacy and independence of your own apartment with the advantages of communal housing. This means: comfort and quality of life through a tested range of services. The security of being cared for by organized help even in the event of illness. A manageable household that promotes social contacts and caring relationships.
Basic service
The heart of “assisted living” is the basic service. As an integral part, it is an inseparable part of this type of housing. The basic service consists in particular of the provision of specialist staff to provide advice on questions of daily life, support in determining personal care needs and to promote the household community.
The basic service also includes encouragement to lead an active lifestyle. This includes initiating community events based on the needs of the residents.
The basic service fee is due monthly, regardless of whether a resident uses the basic service offerings or not.
COSTS FOR THE BASIC SERVICE per residential unit €139 per month
Elective service
The Christophorus Community supports the residents of the residential complex in arranging elective services. They have the choice at any time to select their service providers themselves. This includes, among other things, care for the sick and the elderly, medical measures as prescribed by your doctor as well as domestic care and support services. The desired optional services are calculated based on a list of fees provided by the respective provider. The service provider invoices the elective services directly to the respective resident or, if the requirements are met, passes them on in part to the nursing care insurance fund. Services prescribed by a doctor are billed directly to the health insurance company.

Müllheim-Niederweiler
The city of Müllheim and its districts have around 18,500 inhabitants and belong to the Breisgau-Hochschwarzwald district. In the middle of the spa triangle of Badenweiler, Bad Krozingen and Bad Bellingen, it is located in the center of the Markgräflerland, not far from the Swiss and French borders.
In terms of transport, Müllheim is ideally located halfway between Freiburg and Basel with direct access to the A5 motorway and the B3 federal road. The good transport infrastructure is completed by the Euro-Airport Basel-Mulhouse-Freiburg, just 25 kilometers away, and the connection to the Rhine Valley Railway Basel-Karlsruhe.
The district of Niederweiler, located between the Ölberg and the Innerberg, which is used for wine production, at the western exit of the Klemmbachtal, with its approximately 2,000 inhabitants, is known as the village “at the feet” of the Römerberg vineyards.
As a “state-recognized resort”, Niederweiler is primarily characterized by viticulture and tourism.
Despite its rural character, Müllheim offers numerous features that you would otherwise only find in a big city. There is a wide range of facilities such as schools, kindergartens, clubs, doctors, shopping facilities and restaurants. In addition, the region in the middle of the Black Forest impresses with a variety of leisure activities such as hiking through the wine-growing areas, mountain biking or even a paragliding or gliding flight over the Markgräflerland.
