Project description

The Property

The front building harmoniously blends into its surroundings and offers plenty of space for families thanks to spaciously appointed apartments. The adjacent garden house is an intimate building that lies to the rear of the courtyard and playground. It's form adapts organically to the development of the property, creating private spaces on three sides. Loggias, balconies and bay windows structure the interior and exterior of the ensemble. Together, the buildings project a luxurious, spacious effect: room heights over 2.70 m and numerous floor-to-ceiling, double-winged windows let you breathe easy. The rooms look large, bright, spacious and worth living in to the full. The property offers as much greenery as you could wish for in the middle of the city: a front garden and inner courtyard, planted sidings along the flanks of the garden house and a greened roof make for pleasantly calm views and natural cooling and thermal regulation.

Because we know that in Berlin two wheels are sometimes more important than four, there are 95 bicycle parking spaces available to those residing in these 33 units. For private vehicle owners there are 20 parking spaces available in the underground parking garage, which is accessible from both houses by elevator.

The Outfitting

There's space in the courtyard for community gatherings and a playground for the children. The ground floor apartments stand thanks to their terraces – and some have their own garden areas. On the upper floors you can enjoy warm summer evenings from a loggia or balcony. Elegant flooring creates a cosy atmosphere. Triple-insulated wooden windows and construction methods in accordance with EnEV 2016 thermal efficiency regulations reduce heating costs and improve your sense of complete residential comfort – draughty old windows are a thing of the past.

Wood parquet for living rooms and bedrooms and room-by-room adjustable underfloor heating provides warmth and child-friendly floors. Both houses have a convenient and environmentally friendly district heating connection. All apartments are connected to a video intercom, which simplifies communication and provides security. Through a mix of high-quality smoothed and trowel-application plasterwork, the rooms are granted modern good looks and a healthy climate.

Everything you don't need to hand but would like to have within reach finds its place in the spacious basement. Car parking spaces are available in various designs and there's of course plenty of space for your two-wheelers. Each apartment has its own storage room and even pram and stroller storage was carefully thought through. Not to mention the sophisticated light management system that prevents the classic 'creepy cellar' effect!

The Location

In Alt-Hohenschönhausen, near the border with Weissensee and on the western edge of Lichtenberg, lies a very quiet, little-known residential street: Berkenbrücker Steig. Framed by the Berlin Sports Forum, the Prenzlauer Volkspark and the beautiful Orankesee, the area combines high recreational value with good infrastructure and easy accessibility. A paradise for families.

The Sportforum Berlin, one of the most important locations in Berlin for top and junior performance sports, is within a few minutes' walking distance. Training for 16 Olympic sports (and some more besides) can be undertaken here. And this selection of 35 sports-specific facilities are also open to non-Olympians. More than 30 clubs regularly use the sports forum as a training ground. In addition, the sports forum is a linchpin for Berlin's elite sports schools.

According to legend, the name of Orankesee is based on a Norwegian princess who was transformed into a mermaid and banished to the depths of the lake. It's certainly worth a trip to the magically situated lake under the moonlight. During the day the lakeshore with its mature trees and traditional beach bathing (since 1929!) plus beer garden and restaurant offers a welcome cool-down spot in hot summer temperatures. And, for those who like to take a winter dip, it's here that the "Berliner Seehunde" ('Berlin Sea Dogs') take their regular ice baths!
