Project description
HOHEN NEUENDORF
12 residences in the very best company
These 12 comfort apartments are being built on Wilhelm-Külz-Strasse, spread across two residential buildings, each with three floors. Only two apartments live on each floor. Your garden terraces and XXL balconies with more than 13 m² of floor space are south-facing, with each slumbering at the opposite end of the house: This promises maximum privacy. The houses have elevators from the basement to the attic. The entrances and doors are designed without thresholds or barrier-free.
Cost savings through sustainability! Photovoltaic system for electricity in the apartment, heating with a heat pump that is operated by geothermal heat, and high-quality insulation ensure low operating costs in the long term.
COME HOME
This is how I want to live!
It's 10:25 am. A Sunday morning in the Havel summer. The apartment is pleasantly cool. One of the floor-to-ceiling windows is open and a light breeze blows in. It promises to be a wonderful warm summer day.
Here in Wilhelm-Külz-Straße in Hohen Neuendorf, twelve comfortable apartments are being built, spread over two residential buildings, each with three floors.
There are only two apartments on each floor. Your garden terraces and XXL balconies with more than 13 m² of floor space face south, but each one is at the opposite end of the house: maximum privacy. At the end of the property, the densely grown, old trees sway in the June wind, giving the feeling of permanence and green life.
There are three apartment types: with two, three or four rooms, the smallest apartment has around 59 m² of living space, the largest has 108 m². The apartments on the ground floor are assigned private garden shares (exclusive right of use).
The new building project was planned by an experienced team. It is a plan that deserves the name “barrier-free”! There you have the wide front doors to the apartment, but also the doors in the apartment itself. The same goes for the elevator. And the terrace and balcony doors have the lowest possible tripping thresholds. Apartments are being built here that guarantee self-sufficient, comfortable living even in later life. No senior housing necessarily, in fact, couples around 50 are concerned about the future security of an apartment. You will find it here! A lumbago that you get on the driving range of the nearby "Berliner Golfclub Stolper Heide" can also temporarily limit your mobility.
Then it's convenient if the shower can also be entered with crutches or walking aids, say the experts, level with the floor. There are elegant fittings in the bathroom, e.g. B. from hansgrohe, from the series Talis or Euphoria Cube. Very high quality and timeless. The large-format tiles in an elegant mix of colors are also very modern. They provide the scope to give the bathroom a homely character.
An advantage if you decide to buy a home at this early stage: there are still many options open! And it's always cheaper to plan what you want in the early construction phase than to change it later when everything is finished.
A popular individual aspect is the kitchen. Modern or cozy, lots of work space or rather compact? Our floor plans allow it! The kitchen is designed as an open space that opens onto the large living and dining room. In theory, you could also put up a wall here and close the kitchen. Much nicer is the bright view of the terrace or balcony and the opportunity to entertain your guests and family on a cooking island. We will give you a little treat, a kitchen voucher worth 5,000 euros for the kitchen studio. You will receive planning examples from us at the consultation.

HOHEN NEUENDORF
Life in Oberhavelland
Hohen Neuendorf has been one of the fastest growing places in Berlin’s commuter belt since the 1990s: a good 26,400 people live in the green town on the Havel in the district of Oberhavel in Brandenburg and next year, when our apartments will be filled with life, that’s likely to happen there be two dozen more.
Mayor Steffen Appelt defines Hohen Neuendorf as a “green feel-good town for all generations. We are an ecological city, a sports city, a cosmopolitan city, a lively city...". Let's just stop by!
The cozy city with a village-like life borders on the Berlin districts of Frohnau and Heiligensee in the Reinickendorf district. Did you know that Hohen Neudorf has been nicknamed "Bee Town" for three years? She owes this to the new state institute for beekeeping.
There are four districts: Bergfelde, Borgsdorf, Stolpe and the core city; and that's exactly where our twelve new apartments are being built, near the forest elementary school, three minutes' walk from the town hall with a nice neighborhood of detached houses and smaller rental communities.
Shopping centre: It is a two-minute drive from your home to Lidl, Kaufland, Aldi, Rewe and Netto. The Mago butcher's shop is also nearby and if you like fish, go down the street to Kunze's fish market, you can't get fresh fish! If you are expecting coffee in the afternoon, we recommend the Café Cup & Cake on Schönfl ießer Straße, where delicious works of art can be pre-ordered. Beautiful!
There are really good restaurants within walking distance: The great Chinese Pagoda, the Italian Destino with its summer beer garden, the Thai Palm Garden or our favorite Asian Thai & Sushi. So if you don't want to cook, leave the kitchen cold and go out or order.
Sporty women have Mrs Sporty practically around the corner, men of creation have to go a little further with their wives, so they also have a nice SPA swimming pool in the Vitadeum Glienicke (approx. 10 minutes by car).
If you want it green, you can tee off at the Berlin Golf Club Stolper Heide (4 km), green fee for the 18-hole round from 45 euros at the moonlight rate from 5 p.m. And if there is a pinch and tweak afterwards: Doctors and pharmacies are not far from Wilhelm-Külz-Straße.
If you want to get out: With the S1 (close to the train station in 4 minutes on foot) you can be on Friedrichstraße in 35 minutes or on Ku'damm in an hour. Or you can take your e-car (3 charging stations near home) via the A111.
