In the middle of Charlottenburg the building association Linie 1-GbR is realizing a modern multi-family house 12 apartments and two commercial units on the ground floor. The adjacent Existing building is being renovated.
The building community is an international, mixed-age team and looks forward to welcoming you as a new member! If you want to live in a sympathetic neighborhood with tolerant & benevolent togetherness, this is the right apartment!
The last free apartment in the new building is an apartment on the top floor - very suitable for a single person or a couple.
This 2-room apartment N14 on the 7th floor has a living space of approx. 63 m² plus .a surrounding roof terrace. This approximately 44 m² outdoor space is greened in parts to have a microclimate effect and offers great views of the Berlin sky!

The Outfitting
All apartments will be fully functional.

The Location
Spielhagenstraße leads into Wilmersdorfer Straße, which is THE shopping mile in Charlottenburg and runs almost 2 km through the district and connects to the Ku'damm in the south.
In addition to the shopping centers and department stores, Wilmersdorfer Strasse also offers numerous small retail shops. One of these culinary highlights is the Rogacki delicatessen, which is famous throughout Berlin and can be reached in 2 minutes from the Linie 1 house! Head chef Sophia Rudolph cooks in the hip restaurant Lovis Contemporary German Cuisine on Kantstraße, just 10 minutes by bike away.
The theater closest to the Zeile 1 building is the largest spoken theater in western Berlin: the Schaubühne am Lehniner Platz! Even closer is the Deutsche Oper, which can be reached in 5 minutes on foot.
There is also a lot to do for leisure and relaxation: One of the most beautiful parks in the city, the Charlottenburg Palace Park, is about 10 minutes by bike from the house on Spielhagenstraße, as is the popular Lietzensee.
The stops of underground line 2, 'Deutsche Oper' and 'Bismarckstraße' (U7 & U2) are a 3-minute walk away and take you safely and stress-free to many parts of the city.
The Financials
Costs of the apartment approx. €749,000 plus additional purchase costs of approx. 8%
The building will meet the KfW55 standard. This means that the future member of the building community for apartment N14 will benefit from a KfW subsidy of €18,000.
In order to join the building community, you need an equity share of 25% of the housing costs. If a loan is required, financing would have to be provided by UmweltBank Nürnberg AG. If there is security other than apartment N14, financing would also be possible with a bank of your choice.

What is a joint venture?
In a building community, the future neighbors create a high-quality space for home and life together as a partnership under civil law. At the same time, they use the synergy effects in planning and finance, since construction takes place without a developer.

Building community members are joint investors and also bear the risk together. The architects are partners in the joint building venture and are not dependent on a real estate investor interested in maximizing profits. There is full cost transparency.
The necessary control tasks of the planning and construction process are taken over by a professional planning team.
The Baugemeinschafts-GbR ends with the completion of the construction project and the certification of the declaration of division according to WEG. This will happen in the summer of 2023!
