In the green south-east of Berlin, the WIN GbR building association is planning two apartment buildings with a total of 16 apartments.
Construction will start in late summer/autumn this year, and move-in is planned for December 2022.
Our building community is aimed at people who have the courage to take the initiative and want to live in and create tolerant and benevolent relationships! We look forward to more willing builders!
HOUSE – IDEA
A town house with 4 floors and a 3-storey garden house will be built. The residential buildings meet the KfW 55 energy efficiency standard (low-energy building). The outer walls are designed to be monolithic Poroton masonry walls.
In order to ensure uniform development along Winckelmannstrasse, there is a 4 m wide front garden zone between the sidewalk and the townhouse, which creates a green buffer zone for the two ground floor apartments of the townhouse and the common room.
The property measures approx. 1,460 m² and allows not only the private gardens of the ground floor apartments but also communal garden areas. The community garden, in which the landscape architect creates places to play, garden and relax, is available to all residents, large and small.
More space for communal activities is offered by a south-facing communal room on the ground floor of the town house, which can be used for children's birthdays, shared TV evenings or to accommodate your overnight guests.
Outfitting
All apartments will be realised fully functional; a comprehensive building description has already been decided upon by the WIN GbR building association.
Parquet floors with underfloor heating are provided as standard in the apartments.
The bathrooms are fitted with sanitary amenities from a well-known manufacturer, the floors and walls of the bathrooms and toilets are tiled. All walls and ceilings are painted white as a basic standard. Each apartment has its own cellar room and two bicycle parking spaces in the large bicycle cellar, which is easily accessible from the garden.

From 1994, Johannisthal/Adlershof has developed into a science location for research, studying, working and living. Germany’s largest science and technology park has now emerged here – with more than 1,000 companies and scientific institutions.
In addition, the Treptow-Köpenick district offers a high quality of life and leisure time with its many forest and water areas. Within walking distance of the property there is, for example, a 70 hectare nature and landscape park on the site of the former Johannisthal airfield - with countless opportunities for games and sports.
There and back
Wherever you come from, Johannisthal can be reached quickly and easily! In addition to the good motorway connections (A113, A117), there's also a wide range of public transport options.
'Your' S-Bahn train station is Schöneweide. The lines S8, S9, S45, S46, S47, S85 as well as the regional train RB24 stop here. With the S9 the journey time to the Ostbahnhof is only 16 minutes, to Friedrichstrasse 24 minutes. The Berlin Central Station is reached in 27 minutes.
It's just 5 minutes from your apartment at Winckelmannstrasse 26 to the Schöneweide S-Bahn (city rail) train station or tram line 60, which stops not far from the property. And the bus lines M1, 160 and 265 run on the Sterndamm, which is within walking distance. The 265 bus from the Schlesisches Tor in Kreuzberg needs less than 40 minutes for a safe return trip even after midnight!
What is a building community?
Building your home as a joint ventures is a good alternative to buying an apartment from a developer. Together with your future neighbours, you create a space for communal living and a home without having to forego individual ideas when it comes to the design of your own apartment, the residential environment and the materials used. At the same time, you make the most of synergy effects that arise from cooperative planning and financing, as there is no property developer involved in the project.
Building as part of a joint venture always means building at cost. These costs are comparatively lower, because no property developer profits and there are no brokerage fees - and the property transfer tax for building associations is significantly lower, at around 3%.
Building in a group also requires a willingness to compromise, as certain decisions are made together. The necessary control tasks of the planning and construction process are taken over by a professional planning team.
Building community members are joint investors and jointly bear construction risks, e.g. for additional costs incurred. Possible reduced costs will of course also be reimbursed accordingly. Full cost transparency is maintained throughout the process. The architects are in partnership with the collective client and are not dependent on a real estate investor who is interested in maximizing profits.
When the apartments are handed over, at the latest, the building community will be transformed into a classic apartment owners' association.
