Architecture

The 4-storey apartment building gains through the clear structure of the facade. The apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.

Construction

The building will be built in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floors are made of reinforced concrete. The storey stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (ETICS) is applied to the exterior masonry.

The house entrance system made of light metal profiles and door made of safety glass has an electric door opener and door closer as well as a door holder.

Outdoor areas

The driveways and sidewalks will be paved. The remaining plot area will be sown with lawn. Solitary trees and shrubs are planted.

Outfitting

• Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design.
• The windows in the ground floor apartments and the windows in the area of ​​the balconies on the first floor are fitted with burglar-resistant fittings.
• All the windows, balcony and terrace doors of the apartments in the vertical facade have electrically operated external venetian blinds made of powder-coated aluminium.
• The bathroom windows in the facade are made of frosted glass.
• The apartment entrance doors in a sound-insulating design are fitted with a wide-angle spy. For your security, multiple locking and a door intercom with an integrated video surveillance system are provided.
• The bathrooms and toilets are tiled door-height. The bathrooms are equipped with bath and shower. The floor-level tiled shower area with drainage channel and tiled recess has a clear glass shower partition.
• A large-format mirror surface is mounted above the vanity unit. The kitchens, bathrooms and guest toilets will have tiled floors with matching skirting boards.
• The living and sleeping areas as well as the floorboards and corridors have floor coverings based on a sample template with a matching skirting board.
• The ceilings and walls of the apartments are papered with woodchip wallpaper and laid out in white.
• The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. In each apartment there is a data socket for telephone and internet as well as a cable TV connection.
• An air-water heat pump and a condensing boiler for peak load balancing are installed as a compact energy center for generating heat and service water.
• The rooms are heated by underfloor comfort heating. The temperature is controlled individually in each room.
• The apartments will have a hot-air fireplace with natural stone ledges and fireproof glazing in the firebox.
• Each apartment has a basement room. Two washrooms and a common room are available for the residents of the house.
• Two passenger elevators, each for up to 8 people, connect all floors of the building. The elevators can be reached from the basement level, the house entrances and on the floors without steps.
• To increase your security, access from the underground car park to the house is alarmed.
