The new Quellenpark development area is located on the outskirts of Bad Vilbel. You can reach Fraunhoferstrasse via Büdinger Strasse. In just a few minutes on foot you are at the S-Bahn station (S6), the city centre and the pedestrian zone with all the shops, as well as the spa gardens and the Nidda.

The project
The architecture
The 3-storey apartment building benefits from the clear structure of the facade. The apartments impress with their successful combination of light, exclusivity and optimal usage. The effect of the floor-to-ceiling windows with the fine division is underlined by the transparent balcony parapets. Colors, shapes and materials are coordinated. A special atmosphere is created in the penthouse apartments.
The construction
The building is constructed using solid masonry and meets all requirements according to GEG 2024. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor ceilings are made of reinforced concrete. The staircases are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (ETICS) is applied to the outer masonry.
The house entrance system made of light metal profiles and a door made of safety glass will have an electric door opener and door closer as well as a door stop.
An intercom system consisting of a door station and a house telephone with a bell as well as a mailbox will be installed in the area of the door system.
The outdoor area
The driveways and sidewalks will be paved. The remaining area of the property will be sown with grass. Solitary trees and shrubs will be planted.

The outfitting
Plastic windows with thermal insulation glazing will be used. The fittings will be one-hand tilt-turn or one-hand turn fittings in a concealed design. The windows in the ground floor apartments and the windows in the area of the balconies on the first floor will have burglar-proof fittings. All windows, balcony and patio doors of the apartments in the vertical facade will have electrically operated venetian blinds made of powder-coated aluminum. The bathroom windows in the facade are made of satin glass.
The apartment entrance doors in a soundproof design will have a wide-angle spy. For your security, a multiple locking system and a door intercom with an integrated video surveillance system are provided.
The bathrooms and toilets will be floor-to-ceiling in the shower area and the remaining walls will be up to the top of the false wall. The bathrooms are equipped with a bathtub and shower. The floor-level tiled shower area with a drain channel and tile recess will have a clear glass shower partition.
A light mirror of the same width will be mounted above the washbasin. The kitchens, bathrooms, guest toilets and utility rooms will have tiled floors. The living and sleeping areas as well as the hallways and corridors will have flooring based on a template with a matching skirting board.
The ceilings and walls of the apartments will be wallpapered with woodchip wallpaper and painted white.
The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-surface switches) and sockets. Each apartment has a data socket for telephone and internet as well as a TV cable connection.
In each apartment, an exhaust air heat pump for hot water preparation for heating and ventilation will be installed in the utility room. A photovoltaic system will be installed on the roof to generate electricity.
The rooms in the apartments are heated with underfloor heating. The temperature is controlled individually in each room.
The apartments will have an electrically operated fireplace in the style of an open fireplace.
Each apartment has a basement room. A common room is available for the residents of the building.
A passenger elevator for up to 8 people connects all floors of the building. The elevator can be reached from the basement level, the building entrances and the floors without any steps.

The spa town.
With over 32,000 inhabitants, it is one of the up-and-coming towns in the Rhine-Main region and offers an excellent quality of life. The good infrastructure and high economic, cultural and social standards make the spa town lovable. The proximity to Frankfurt and at the same time to the countryside meet and complement each other perfectly in Bad Vilbel.
Convenient transport connections (S-Bahn station - S 6) have contributed to this city becoming a popular local recreation center in the Rhine-Main economic area. Here you can enjoy the advantages of the cultural and social offerings of the city of Frankfurt and at the same time the peace and quiet of the spa town. You can relax and unwind on walks and bike tours along the Nidda and in the nearby forest.
The cold air currents and downdrafts from the slopes of the Taunus ensure good and healthy air. The city owes its spa title, awarded in 1948, to the more than 20 mineral water springs, including two healing springs. The "Sprudelbrunnen" is the city's landmark.
There is plenty of space for your leisure activities, such as an indoor and outdoor pool, mini golf and sports facilities as well as tennis courts. The spa house and the historic courtyard of the moated castle are used for cultural events. The castle festival is well known throughout the region.
