The Project

Architecture

This 3-storey apartment building benefits from the clear structure of its facade. The apartments convince with their successful combination of light, exclusivity and optimal utility. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colours, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.

Construction

The building will be constructed using solid masonry and meets all EnEV 2016 energy efficiency requirements. Foundations and floor slab are laid in concrete. Outer walls and load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs consist of reinforced concrete. The staircases are also made of reinforced concrete and are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry.

The building entrance system comprises a light metal profile and double safety glass-glazed door with an electric door opener as well as a door closer and door holder.

Outdoor areas

The driveways and sidewalks are paved. The remaining land lot is sown with lawn. Single trees and shrubs are planted.

  • The bathrooms and toilets are tiled up to door height.
  • Acrylic tubs, amenities in colors of your choice. The shower area is tiled flush with the floor with a drainage channel and tiled recess. Showers have a clear glass shower enclosure.
  • Ceiling spots are installed above a vanity unit with a large-format mirror surface.
  • The living and sleeping areas are equipped with parquet including a matching skirting board. Ceilings and walls are wallpapered with woodchip wallpaper and finished in white.
  • Apartments are equipped with a multimedia distribution box and a large number of electric switches and sockets. Telephone connections and TV cables of your choice.
  • A combined heat and power unit and a condensing boiler will be installed as a compact energy center for generating heat, service water and electricity.
  • The apartments receive a demand-driven exhaust ventilation system in accordance with DIN 1946.
  • The rooms are heated using underfloor comfort heating. Heat and water consumption is measured per apartment. Temperature is controlled individually in each room.
  • The apartments will have a hot-air fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
  • A basement room is assigned to every apartment. One or three laundry rooms and one or two common rooms are available for the common use of residents.
  • One or three passenger elevators, each for up to 8 people, connect all floors of the house with each other. The elevators can be reached threshold-free from the building entrances and residential floors.
  • To increase your security, access from the underground car park to the house is secured by an alarm.

A municipality in the Main-Taunus-Kreis

Liederbach is a municipality in the Main-Taunus district, along with the districts of Niederhofheim and Oberliederbach. Due to its scenic and convenient location in the Rhine-Main region, Liederbach developed into a young, dynamic and modern place to live in the Vordertaunus.

The next motorway junction (A66 Frankfurt-Wiesbaden) is approx. 1.5 km away, and downtown Frankfurt and Frankfurt/Main Airport are approx. 15 km away. Frankfurt central station can be reached by train in just a few minutes from Liederbach station via the Rhein-Main transport network.

The Schmiehbachtal, located in the immediate vicinity, is a popular recreational and hiking area for the Liederbach population.

The former von Dietel'sche Park in Oberliederbach was built almost simultaneously with the palm garden in Frankfurt. The park was built here from the end of the 1860s to the middle of the 1870s, and its finely formed landscapes still reveal the hand of its creator Heinrich Siesmayer.

Doctors from almost all disciplines, pharmacies, schools and kindergartens as well as specialist shops and supermarkets are in the immediate vicinity.
