The new build construction project "Beim Wehr" is located on the outskirts of Liederbach. Coming from the A66, you will reach the street "Am Wehr" via Schmalkaldener Straße. At the end is our new project "Auf den Gänsewiesen".
The Project
Architecture
This 3-storey apartment building gains through the clear structure of the facade. The apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with one another.
Construction
The building will be built in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete.
The floor slabs consist of reinforced concrete slabs. The storey stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (ETICS) is applied to the exterior masonry.
The house entrance system made of light metal profiles and an insulating glass door made of safety glass has an electric door opener as well as a door closer and door holder.
Outdoor areas
The driveways and sidewalks will be paved. The area of the special right of use receives turf, solitary trees, shrubs and ground cover are planted.
Outfitting
You can build on the following
- Plastic windows with thermal insulation glazing are used. Concealed fittings with one-hand tilt and turn function.
- The windows in the ground floor apartments and the windows in the area of the balconies on the 1st floor are fitted with burglar-resistant fittings.
- All windows, balcony, terrace and roof terrace doors in the vertical facade have electrically operated external blinds made of powder-coated aluminum in the living/kitchen areas. The bathroom windows are made of frosted glass.
- White, plastic-coated interior doors are installed with fittings based on a template.
- The apartment entrance doors in a sound-insulating design are fitted with a wide-angle spy. For your security, multiple locking and a door intercom with an integrated video surveillance system are provided.
- The bathrooms are equipped with bath and shower. The floor-level tiled shower area with drainage channel and tiled recess has a clear glass shower partition.
- A large-format mirror surface is mounted above the vanity unit.
- The kitchens, bathrooms, shower rooms and guest toilets will have tiled floors with matching skirting boards. The living and sleeping areas as well as the floorboards and corridors have floor coverings according to the template, also with a matching skirting board.
- The ceilings and walls of the apartments are wallpapered with woodchip and laid out white.
- An exhaust air heat pump for hot water preparation, heating and ventilation is installed in the utility room of each apartment.
- The rooms are heated by underfloor comfort heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments will have a gas-fired fireplace in the style of an open fireplace with fireproof glazing in the firebox.
- Each apartment has a basement room. There is also a common room for the residents of the house.
- Two passenger elevators for up to 8 people connect all floors of the house. The elevator can be reached without steps from the basement level, the house entrances and from the floors above.
- To increase your security, access from the underground car park to the house is alarmed.
- The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. In each apartment there are network sockets as well as TV and radio connections.

Liederbach
A young, dynamic and modern place to live
Liederbach - a municipality in the Main-Taunus-Kreis, with the districts of Niederhofheim and Oberliederbach. Due to the scenic and convenient location in the Rhine-Main area, Liederbach has developed into a young, dynamic and modern place to live in the Vordertaunus.
The nearest motorway junction (A 66 Frankfurt Wiesbaden) is approx. 1.5 km away, Frankfurt city center and Frankfurt Airport are approx. 15 km away. Frankfurt Central Station can be reached by train from the Liederbach station within the Rhein-Main transport network in just a few minutes.
The nearby Schmiehbachtal is a popular recreation and hiking area for the people of Liederbach. The former von Dietel'sche Park in Oberliederbach was created almost simultaneously with the Palmengarten in Frankfurt. The park was created here from the late 1860s to the mid-1870s, and its finely curved floor modeling still reveals the hand of its creator Heinrich Siesmayer.
Doctors of almost all disciplines, pharmacies, schools and kindergartens as well as specialist shops and supermarkets are in the immediate vicinity.
If you want to go out in the evening, you don't necessarily have to go to the big city. There are also great restaurants and cozy pubs in Liederbach.
