Mainz-Kostheim is the southernmost borough of the Hessian state capital Wiesbaden, located directly at the confluence of the Main and Rhine rivers. The Maaraue nature reserve makes Mainz-Kostheim a sought-after place to live for those desiring proximity to the city as well as a connection to nature. As the second-oldest wine-growing municipality in the Rheingau, it stands for outstanding wines and a special art – and joy – of living.

The project

The architecture

This building is thoughtfully integrated into its surroundings. The modern apartments impress through their successful combination of light, exclusivity, and optimal usability. Floor-to-ceiling windows with fine divisions are complemented by transparent balcony balustrades, heightening their effect. Colors, forms, and materials are harmoniously coordinated.

The construction

The building is constructed in a robust masonry style and meets all GEG 2024 requirements. Foundations and the base slab in concrete. The external walls and load-bearing interior walls are made from sand-lime brick or reinforced concrete. Each floor slab is likewise built of reinforced concrete. The staircases are also formed from reinforced concrete, finished with polished granite steps. A thermal insulation composite system (ETICS) is applied to the external masonry.

The entrance area is composed of lightweight metal framing and a door with security glass, equipped with an electric door opener, door closer, and door holder.

The outside area

Driveways and walkways are paved. The remaining parcel is laid with roll turf. Solitary trees, shrubs, and ground cover plants are used to complete the landscaping.

    • Plastic windows featuring thermal insulation glass are installed.
    • Hardware is single-handle tilt-turn or single-handle pivot, concealed type.
    • The windows in ground-floor apartments and those by balconies on the first floor are fitted with burglar-resistant hardware.
    • All windows plus balcony and terrace doors in the vertical façade are equipped with electrically operated venetian blinds made of powder-coated aluminum.

    • Bathrooms, shower rooms, and WCs have full-height tiling in the shower area, and partial tiling up to the top of the pre-wall in the rest.
    • The floor-level shower area with a linear drain and tiled tray is equipped with a clear-glass partition.
    • A mirror at the same width as the washbasin is mounted overhead.
    • Modern ceiling spots create the perfect lighting in the bathroom.
    • Floors in bathrooms, shower rooms, WCs, and utility areas are tiled.
  • FLOORING, CEILINGS, AND WALLS
    • Living, cooking, and sleeping areas, along with hallways and storerooms, are finished with a flooring (from sample) plus a matching baseboard.
    • Ceilings and walls in the apartments are covered with woodchip wallpaper and painted in white.
  • ELECTRICAL AND MULTIMEDIA
    • The apartment is outfitted with a multimedia distribution panel as well as numerous electrical switches and sockets.
    • Telephone and TV cable as preferred.
  • HEATING AND ENERGY SUPPLY
    • Each apartment includes an exhaust air heat pump in the utility room for hot-water generation, heating, and ventilation.
    • A rooftop photovoltaic system is installed for power generation.
    • The apartments’ rooms are heated by underfloor heating.

Mainz-Kostheim

The southernmost borough of the Hessian state capital, Wiesbaden

Kostheim is located directly where the Main meets the Rhine. This district is one of the so-called AKK boroughs, which from around 1908/1913 to 1945 belonged to the city of Mainz and, after the war, were placed under Wiesbaden’s municipal administration by the American military government. Hence, the prefix “Mainz-” was retained, despite the district’s official affiliation with Wiesbaden.

In Mainz-Kostheim, you’ll find multiple schools and public institutions. A large sports hall is used for various athletic events outside of school hours.

Close by is the AKK administrative office as well as an indoor swimming pool. Additionally, the Maaraue area includes an outdoor pool and a campground.

Today, the Maaraue appeals to anyone seeking peace and relaxation in a green setting, along with a spectacular panoramic view of Mainz. Surrounded by the Main and Rhine, the southern tip of the Aue overlooks the so-called Mainspitze – where the Main flows into the Rhine. In summer, the Maaraue outdoor pool offers a refreshing swim – pure holiday feeling. The broad meadows on the Aue make a wonderful spot for recreation.

It’s also worth climbing the approximately 15-m tall observation tower at the Kostheim harbor. The 360° view reveals impressions of the Main just before merging into the Rhine, the Kostheim lock, the bridge to Ginsheim-Gustavsburg, and the old part of Kostheim.

A walk or bike ride through the Maaraue is likewise highly recommended.
