Mainz-Kostheim, the southernmost district of the state capital Wiesbaden, is located directly at the confluence of the Main and the Rhine.
The Maaraue landscape protection area makes Mainz-Kostheim a sought-after residential area for everyone who wants to live close to the city but still be in touch with nature. The second oldest wine-growing community in the Rheingau stands for excellent wines, a special way of life and joie de vivre.
The Project
Architecture
The architecture is extraordinary yet integrated into the environment with a lot of feeling. These modern apartments convince with their successful combination of light, exclusivity and optimal use. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colors, shapes and materials are coordinated with one another.
Construction
The building will be built in solid masonry and meets all requirements according to GEG 2020. Foundations and floor slabs are concrete, while outer walls and load-bearing inner walls are made of sand-lime brick or reinforced concrete.
The floor slabs consist of reinforced concrete. The storey stairs are also made of reinforced concrete. They are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry.
The residential building entrance system consists of light metal profiles and double glazed doors made of safety glass with an electric door opener/closer/holder.
Outdoor area
The driveways and sidewalks are paved. The remaining land lot is sown with lawn. Single trees and bushes are planted.
Outfitting
- Polymer-framed windows with thermal insulation glazing are installed. Fittings are one-hand turn-tilt or one-hand turn with a concealed design.
- The windows in the ground floor apartments and balcony windows on the 1st floor have burglar-resistant fittings.
- All windows in the vertical facade have electrically operated external blinds made of powder-coated aluminium.
- Bathroom windows are satined glass.
- White, polymer-coated interior doors are installed with fittings according to our samples.
- Sound-absorbing apartment entrance doors have a wide-angle spyhole. A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
- The bathrooms and toilets are tiled up to the door. Acrylic tubs and amenities in colors of your choice.
- The shower area is tiled flush with the floor with a drainage channel and tiled recess. The showers have a clear glass shower enclosure.
- Modern ceiling spots are installed above the vanity unit with a large-format mirror surface.
- The living and sleeping areas are equipped with parquet including a matching skirting board. Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and laid out in white.
- The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cables of your choice.
- An exhaust air heat pump for hot water preparation, heating and ventilation is installed in the utility room of each apartment.
- The rooms are heated by comfortable underfloor heating. Heat and water consumption is measured per apartment. Temperature is controlled individually in each room.
- The apartments will have a fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
- A basement room is assigned to every apartment. A common room is available for the residents of the house.
- A passenger elevator, for up to 9 people, connects all floors of the residential with each other. The elevator can be reached step-free from the building entrance and from each floor.
- To increase your security, the entrance to the building from the underground car park is secured by an alarm.

Mainz-Kostheim
The southernmost district of the Hessian state capital Wiesbaden
Kostheim is located directly at the confluence of the Main and the Rhine. This district is one of the so-called AKK districts, which belonged to the city of Mainz between 1908 and 1913 and 1945 and were placed under the administration of the city of Wiesbaden by the American military government after the war. For this reason, the name addition "Mainz" was retained despite the political affiliation to Wiesbaden.
Various schools and public institutions are located in Mainz-Kostheim. A large gymnasium is used for a variety of sporting events outside of school operations.
The local AKK administration and the indoor swimming pool are in the immediate vicinity. There is also an outdoor swimming pool and a campsite on the Maaraue.
Today the Maaraue is the right place for everyone who wants to enjoy peace and relaxation in the midst of greenery and a wonderful panoramic view of Mainz. The Maaraue is surrounded by the Main and Rhine. On the southern tip of the floodplain you can see the so-called Mainspitze - here the Main flows into the Rhine. In summer, the Maaraue outdoor pool invites you to cool off - holiday feeling included. On the extensive meadows of the floodplain, it is wonderful to practice local recreation.
At Kostheim harbor, the ascent to the approximately 15-meter-high observation tower is worthwhile. The panoramic view provides impressions of the Main just before it flows into the Rhine, of the Kostheim lock, the bridge to Ginsheim-Gustavsburg and of Alt-Kostheim.
A walk or a bike ride across the Maaraue is also highly recommended.
