Am Bürgerpark -
A Loveable Centre For Life
Berlin has been benefiting from an upturn for years, and is fast becoming one of the most inspiring cities in the world. This in particular attracts young, active and creative people from all over Europe and the the rest of the world. For many, the Berlin district of Pankow has become the loveable centre of a new life. This spot in Berlin's green northern reaches is home to over 400,000 inhabitants, making it the largest city district in the capital at the same time as it is the most green of urban spaces. Pankow is neighbourly, family-friendly, tethered to all the other districts and just far enough away from the hustle and bustle of the centre to allow residents to build homes for comfortable, long-term living. It's not easy to find a place where you can do it all. Only the best can offer such a well-rounded residential experience. Development project Am Bürgerpark is designed to meet these desires head on, creating a place of which many Berliners can only dream: views into urban oases and green countryside, a lot of natural light and broad prospects, right in the middle of the metropolis. The ensemble as a whole, complete with underground parking, consists of two new buildings with a total of three staircases and 48 apartments. It closes the last two land lot gaps in an already mature neighbourhood. Am Bürgerpark invites athletes, families and those seeking relaxation to take up residence in the north. To the south of the property, around the Florakiez, you'll find cafés, kindergartens, restaurants, supermarkets, doctors and small shops to service the necessities of daily life. Commuters benefit from immediate suburban train access and fast, direct connections to the train station and transport hub at Gesundbrunnen.
Wonderful living, day after day
Living beautifully, settling down every day – spending the evening with family and friends – putting your feet up – recharging your batteries – finding inspiration – looking after yourself: arriving home here means something different to each person, other than the common pleasure of simply reaching your place of residence after a long day. Therefore, in planning the Am Bürgerpark project, the idea was to create new homes for people with all manner of life situations. In order to provide the necessary flexibility, all apartments rely on high-value, durable materials that adapt to every style of living. Smooth, pure white walls, solid oak parquet, underfloor heating instead of conventional radiators and panoramic windows form an adaptable basis for every lifestyle.
1- to 2-room apartments
Pankow is considered a particularly family-friendly district. Nevertheless, about 80% of all homes are one- or two-person households. Am Bürgerpark addresses the need for apartments with smartly laid out floor plans, combining these with the advantages of large-scale residential units: bathrooms with bathtubs, balconies, cloakroom areas and even separate storage rooms can be accommodated. The apartments prove that compact floor plans do not necessarily mean less living comfort.
2 - 3-rooms, garden apartments and flats
Good design is not only characterized by functionality and beauty. Good design goes further to save resources. The question of the future is: "How can we avoid unnecessary resource consumption?". The answer begins with the responsible use of raw materials and space, because every square metre of living space is valuable, especially in a metropolis like Berlin. While classic 3-room apartments today regularly exceed the 100 m² mark, flats at Am Bürgerpark come with living areas of approx. 81 to 94 m². Oversized corridors and in-between spaces disappear, while comfort, cosiness and a sense of home remain.
3-room loft apartments
So close to the sky: it's this sense you receive when you see the day sweeping through these light-flooded apartments atop new build construction project Am Bürgerpark. Each loft apartment spreads out across an entire storey and comprises at least two roof terraces. Additionally, loft apartments located in the middle section of the building feature private, large-scale roof terraces with panoramic views. Inside, these exclusive retreats are clear and structured. The apartments feature a semi-open living area with
cloakroom, living room, kitchen, dining area and guest bathroom as well as a separate, private wing with bedrooms and master bathrooms.

Pankow, here to stay
At the end of the 19th century, Pankow was a place of "summer freshness". Stressed Berliners, who could afford it, moved to the nearby countryside for the summer, leaving the noise of the big city behind to take a breather surrounded by greenery. This is still possible today: Pankow, with its roughly 1,600 hectares of green space, is the big green lung of the greenest capital in Europe.
Two very special green areas can be reached from Am Bürgerpark's apartments in just a few steps. The eponymous Bürgerpark with the clear river Panke, a small children's farm, clean playgrounds, café and a romantic fountain invites young couples and families for leisure time. Somewhat more sophisticated is the Schlosspark Schönhausen. Maintained by the Prussian Palaces and Gardens Foundation, this stately landmark was formerly the summer residence of Queen Elisabeth Christine, wife of Frederick the Great. This historically significant garden monument awaits a stroll along a small stream to a water lily paddling pool.
The recreational character of Pankow may have been preserved, but the times to destinations have become shorter. 207 seconds: the rapid-transit railway line glides so fast from the Wollankstraße to Gesundbrunnen train station, where you'll find direct connections to regional, ring and underground lines. If you want to reach Mitte, stay in your seat and let lines 1, 25 or 26 take you directly through to the centre – for shopping along Friedrichstrasse, for sightseeing with friends at the Brandenburg Gate, or to work at Potsdamer Platz. In the evening the same will whisk you quickly back home.
Speaking of home: Pankow is Berlin's most populous district and home to many Berliners. The former northern summer resort is still green yet central, down to earth and not stuffy, and just far enough away from the hustle and bustle to become a long-term centre for life in Berlin. Family-friendly Pankow, with its neighbourhood structures, small owner-operated shops and diverse dining options, attracts young and old Berliners alike.
