It is currently one of the most exciting neighborhood projects in North Rhine-Westphalia - the new construction project "Am Alten Angerbach" in Duisburg-Huckingen. A new residential area with around 300 residential units and a day-care center is being built on around 170,000 square meters. This district is intended to set standards in architecture, urban planning and ecological building. So the city of Duisburg in the tender. 14 investors applied. With our concept we won an important construction phase: the entrance with 24 semi-detached houses and three detached single-family houses.
From the basement to the roof, only products from well-known manufacturers are used. When choosing the collections, attention was paid to a clear, timeless design language that harmonizes with the appearance of the house. The guest toilet and the bathroom are tiled. They are made of stainless steel and have a purist design.
Your house is already equipped with a smart home base station. You can conveniently control the underfloor heating (incl. window and door contacts) from the comfort of your sofa using an app. You can create a separate heating profile for each room and thus save a lot of energy. The smart home station can be expanded to include additional functions. How about a smart lighting and roller shutter control or a radio-based smoke detector? Or you can ensure even more security with alarm sirens, which sound the alarm on your smartphone in an emergency.
Monolithic construction means: Single-shell masonry consists of walls that, apart from plaster and mortar, do not require any additional layers of insulating material on the outside. Because the Poroton bricks used "Am Alten Angerbach" are filled with perlite, i. i.e. the insulation is already integrated in the brick. Bricks filled with perlite are not only 100% natural, but also ecological and climate-neutral. Other positive effects are: healthier room climate, low maintenance and energy costs, long service life and lasting value.
The much-vaunted symbiosis of town and country – live it in your new home. On one side of the district "Am Alten Angerbach" there is a stream landscape with fields and meadows where horses graze. On the other hand, an old town with an intact community as well as modern shopping facilities and two tram stops within walking distance, which connect you to Düsseldorf and Duisburg.
You can conveniently do your daily shopping in the award-winning "E-Center Angerbogen". In addition to a large retailer, a baker and florist, a DHL branch, a café, a dry cleaner and a drinks market are all located here. You will find more shops, restaurants and cafés, banks, pharmacies and doctors in the old town centre. A large hospital is just around the corner.
There are several elementary schools and kindergartens within walking distance. A day-care center for five groups is being built directly in the construction area. The next high school and the next secondary school are two subway stops away. There is an English-language international school for children and young people from 2 to 18 years old nearby.
The residential area becomes something very special due to its proximity to nature. The "Alte Angerbach", an idyllic stream surrounded by meadows, borders on the quarter. About a fifth of the residential area is planned as green open space. You open the front door and go jogging or start your bike tour.
In principle, the entire cultural offer of Duisburg and Düsseldorf is at your feet. Two U79 tram stops are within walking distance. You can be in beautiful Kaiserswerth in 11 minutes, at Düsseldorf main station in just over half an hour and at Duisburg main station in 25 minutes. It's just as quick by car. The access roads to the A59 and A524 motorways and the B288 federal road are also only a few minutes' drive away, making "Am Alten Angerbach" an ideal place to live for commuters who work in Duisburg, Düsseldorf or Krefeld.
